Cost Guides
Interior design cost in Raipur & Bhopal: a 2026 guide
Real, indicative numbers for a 1BHK to a 4BHK — by finish level and item by item — plus the costs that quietly push budgets over, and how to compare two quotes fairly.

“How much will it cost?” is the first question every homeowner asks us, and “it depends” is the least useful answer we could give. It does depend — on size, finish, hardware and how much civil work the house needs — but the ranges are knowable. This guide sets out what interiors typically cost in Raipur, Bhilai and Bhopal in 2026, how those numbers are built up, and how to tell whether a quote in your hand is reasonable. Every figure here comes from the same rate card that drives our cost calculator, so the two always agree.
Indicative prices
Figures come from our published 2026 rate card for Raipur and Bhopal: indicative turnkey ranges, excluding GST — an estimate to plan with, not a quotation. GST at 18% is added on top of every figure, as on our quotations (rate as of 2026 — verify with the official CBIC GST rate finder).
The short answer: cost by home size
People mean two different things by “full interiors”, so we show both.
- Core interiors: Modular kitchen, wardrobes, TV unit, false ceiling, lighting & electrical, painting.
- Complete home: Core interiors plus flooring, loose furniture and décor & furnishings.
| Home | Typical carpet area | Essential | Premium | Luxury |
|---|---|---|---|---|
| 1 BHK | 550 sq ft | ₹2.8–3.7 lakh | ₹4.1–5.7 lakh | ₹6.4–9.4 lakh |
| 2 BHK | 900 sq ft | ₹4.2–5.7 lakh | ₹6.3–8.6 lakh | ₹9.7–14.1 lakh |
| 3 BHK | 1,300 sq ft | ₹6–8.2 lakh | ₹9.1–12.4 lakh | ₹14.1–20.6 lakh |
| 4 BHK / villa | 1,900 sq ft | ₹8–10.8 lakh | ₹12–16.3 lakh | ₹18.5–27 lakh |
| Home | Typical carpet area | Essential | Premium | Luxury |
|---|---|---|---|---|
| 1 BHK | 550 sq ft | ₹4.6–6.3 lakh | ₹7.2–10.2 lakh | ₹12.5–19.4 lakh |
| 2 BHK | 900 sq ft | ₹7.5–10.4 lakh | ₹11.8–16.6 lakh | ₹20.5–31.8 lakh |
| 3 BHK | 1,300 sq ft | ₹10.3–14.3 lakh | ₹16.3–23.1 lakh | ₹28.4–44.1 lakh |
| 4 BHK / villa | 1,900 sq ft | ₹13.5–18.8 lakh | ₹21.3–30 lakh | ₹37.1–57.5 lakh |
For a typical 2BHK, core interiors work out to roughly ₹470–630 per sq ft of carpet area at Essential, ₹700–950 at Premium and ₹1,080–1,570 at Luxury. Per-sq-ft figures are useful for a first sense-check, but they hide a lot: a 2BHK with a large kitchen and three wardrobes costs more than one with a small kitchen and two. What the three finish levels actually mean
“Premium” means different things to different vendors, which is why two quotes for the same home can be lakhs apart. These are the specifications behind each level on our rate card.
| Essential | Premium | Luxury | |
|---|---|---|---|
| Overall | BWR plywood or HDHMR with laminate finishes, standard soft-close hardware, vitrified tiles, plain gypsum ceilings, premium emulsion paint. Sensible, durable, nothing showy. | BWP plywood, acrylic or matt laminates, branded soft-close hardware, cove and spot lighting, large-format tiles, luxury emulsion. The balanced choice for most family homes. | PU lacquer, veneer and glass shutters, premium European-class hardware, Italian marble or engineered wood, profile lighting, designer furniture and décor. |
| Modular kitchen | BWR ply / HDHMR carcass, 1 mm laminate shutters, standard soft-close hinges, basic baskets | BWP ply carcass, acrylic or anti-fingerprint laminate, branded soft-close hinges and tandem drawers, corner unit | BWP ply carcass, PU lacquer / glass / veneer shutters, premium European-class hardware, lift-up flaps, handle-less profiles |
| Wardrobes | Hinged, BWR ply carcass, laminate shutters, standard hinges, shelves + hanging rod | Hinged or sliding, BWP ply, acrylic / textured laminate, soft-close fittings, drawers and accessories | Sliding or hinged, PU / veneer / glass shutters, premium hardware, internal lighting and organisers |
| False ceiling | Gypsum board on GI framing, simple peripheral design, finished and painted | Gypsum with cove recesses and layered design | Multi-level gypsum with wooden / veneer accents and profile slots |
| Lighting & electrical | New ceiling points, LED downlights and panels, standard switches | Cove strips, COB spotlights, branded modular switches, some rewiring | Profile lights, decorative fixtures, scene / smart switching |
| Painting | Putty touch-up, primer, 2 coats premium emulsion | Full putty, primer, 2 coats luxury emulsion, one accent wall | Luxury emulsion plus texture, lime-wash or wallpaper feature walls |
The biggest single swing is shutter finish. On our rate card, moving a typical 2BHK’s kitchen and two 7 × 7 ft wardrobes from laminate to acrylic shutters adds about ₹60,000–78,000; PU or veneer adds more. Our comparison of laminate, veneer, acrylic and PU explains where the upgrade is worth it and where it is not.
Item-by-item rates
Interiors are priced item by item, each in its own unit — kitchens per running foot, wardrobes per square foot of front, ceilings per square foot of ceiling. This is our 2026 rate card for homes.
| Item | Priced per | Essential | Premium | Luxury |
|---|---|---|---|---|
| Modular kitchen | running ft | ₹8,000–10,500 | ₹11,500–15,000 | ₹17,000–24,000 |
| Wardrobes | sq ft | ₹1,300–1,700 | ₹1,900–2,500 | ₹2,800–3,800 |
| TV & display unit | unit | ₹25,000–40,000 | ₹45,000–75,000 | ₹85,000–₹1.5 lakh |
| False ceiling | sq ft | ₹95–120 | ₹130–170 | ₹190–280 |
| Lighting & electrical | sq ft | ₹70–100 | ₹120–170 | ₹200–300 |
| Painting | sq ft | ₹18–24 | ₹26–34 | ₹38–55 |
| Flooring | sq ft | ₹110–150 | ₹170–240 | ₹380–650 |
| Loose furniture | room set | ₹45,000–65,000 | ₹75,000–₹1.1 lakh | ₹1.4–2.2 lakh |
| Décor & furnishings | room | ₹15,000–25,000 | ₹30,000–50,000 | ₹60,000–₹1 lakh |

A worked example: a 2BHK in Raipur
Here is how a Premium budget builds up for a typical new 2BHK of about 900 sq ft carpet area — the kind of apartment common in newer towers along the Raipur–Naya Raipur corridor or on Bhopal’s Kolar and Hoshangabad roads. It is the arithmetic our calculator performs, not a past project.
| Item | Quantity | Indicative cost |
|---|---|---|
| Modular kitchen | 12 running ft | ₹1.4–1.8 lakh |
| Wardrobes | 100 sq ft | ₹1.9–2.5 lakh |
| TV & display unit | 1 unit | ₹45,000–75,000 |
| False ceiling | 540 sq ft | ₹70,000–92,000 |
| Lighting & electrical | 900 sq ft | ₹1.1–1.5 lakh |
| Painting | 3,150 sq ft | ₹82,000–₹1.1 lakh |
| Total, excluding GST | ₹6.3–8.6 lakh | |
| With GST at 18% | ₹7.5–10.1 lakh |
Add a contingency of 5–10% for site surprises and late changes, and the realistic figure to plan for is about ₹7.8–11.1 lakh including GST. Going all the way to a complete home — new floors, loose furniture and furnishings — takes the same flat to about ₹11.8–16.6 lakh before GST. Most of the variation within a level comes from three choices: the kitchen shutter finish, whether wardrobes go to the ceiling, and how much decorative panelling the living room carries.
Design fees
On a design-and-build project our design fee is 8–12% of the execution value and is adjusted against execution when we build what we design. Design-only engagements, where you hire your own contractor, are priced at ₹70–130 per sq ft of carpet area (minimum ₹60,000). Details are on the pricing page.
Raipur vs Bhopal: is there a difference?
Less than most people expect. On our rate card, the same specification costs about 2% more in Bhopal than in Raipur, and about 8% more in smaller towns across Chhattisgarh and Madhya Pradesh, mainly for travel and logistics. The bigger differences are between independent carpenters, factory-made modular and studio-managed projects — not between the cities. A few local factors do move numbers:
- Stone: Bhopal and Jabalpur-side markets are closer to the Katni marble belt in Madhya Pradesh, while Raipur buyers often pay a little more freight on the same stone.
- Skilled finishing labour — PU polishers, veneer specialists, gypsum installers — is in high demand in both cities between October and March, when most families want to move in before festivals or weddings. Expect longer queues then, and less flexibility on price.
- Factory capacity: much modular joinery for both cities is made in regional factories, so production takes a few weeks after design sign-off.
Hidden costs that push budgets over
Almost every budget overrun we see comes from items that were never in the original estimate. These are the items our own quotations list as excluded — ask about each of them, whoever you hire:
- GST (18%), shown separately on every quotation
- Civil changes: wall removal, plumbing re-routing, waterproofing (quoted separately if needed)
- Appliances, sanitaryware and light fittings you choose to buy yourself
- Society / building permissions and lift or loading charges
- Changes requested after design sign-off
Two more catch first-time buyers out. Waterproofing and seepage repair is common in the first monsoon of a new building — never install joinery against a damp wall. And electrical upgrades — extra circuits for ACs, a geyser, an induction hob or an inverter — are a safety issue, not a cosmetic one.
How to compare two quotes fairly
Two quotes are only comparable if they measure and describe the same thing. Start with units — this is how we, and most of the industry, measure each item:
| Item | Unit | How it is measured |
|---|---|---|
| Modular kitchen cabinets | per running foot (rft) | Measured along the wall at worktop level; base and wall units priced separately; tall units per unit. |
| Wardrobes & storage walls | per sq ft of front | Width × height of the shutter face; lofts measured the same way; accessories per piece. |
| TV / display units | per unit (or sq ft of front) | Fixed by wall width and detailing. |
| False ceiling | per sq ft of ceiling area | Plus edge / cove detailing per running foot of perimeter and lights per point. |
| Painting | per sq ft of paintable area | Walls + ceilings ≈ 3.5 × carpet area after door and window deductions. |
| Flooring | per sq ft of floor area | Laid area; material wastage (5–15%) is included in the rate. |
| Electrical & lighting | per point / per sq ft | New points, fixtures and switches counted individually in the final quote. |
| Worktops | per sq ft of slab | Includes edge profiling and standard cut-outs. |
| Loose furniture & décor | per piece / per room set | Selected item by item; shown as allowances in early estimates. |
Then line both quotes up against this checklist before comparing totals.
| Check | What to look for |
|---|---|
| Carcass material | Board type and grade (BWR, BWP, HDHMR, MDF), thickness and brand |
| Shutter finish | Laminate thickness and series; acrylic or PU specification; edge banding (2 mm PVC/ABS is standard) |
| Hardware | Brand and model for hinges, channels, lift-ups and corner units — not just “branded hardware” |
| Scope | Lofts included or not; inside finish of cabinets; handles, skirting and lighting inside wardrobes |
| Worktop | Stone type, thickness, edge profile, cut-outs for sink and hob |
| Taxes | Whether GST (18%) is included or added |
| Warranty | Years on carcass, hardware and finish separately, and what voids it |
| Payment schedule | Linked to milestones (design sign-off, production, delivery, handover), not just dates |
From our site visits
The single most common gap between quotes is lofts. One vendor quotes wardrobes at 7 ft; another quotes them to the ceiling with loft shutters. The second looks more expensive per piece and is usually better value per cubic foot of storage.
Where to save without regret
- Use one premium finish on the kitchen and master wardrobe, and a good laminate everywhere else.
- Skip false ceiling in the second and third bedrooms; a well-painted ceiling with one good light is enough.
- Buy loose furniture after moving in, once you know how you use the rooms.
- Avoid decorative wall panelling on every wall; one feature wall per room is plenty.
- Phase the project: kitchen, wardrobes and electrical first; décor, curtains and art later.
Every saving should leave the hidden structure — carcass grade, hardware, waterproofing — untouched. Those are the parts you cannot easily upgrade once the house is lived in. Our design packages are built around exactly that principle.
Timelines and payment
Design usually takes 2–4 weeks. After design sign-off, core interiors for a 2BHK typically take 5–7 weeks on site and in the factory, and a 3BHK 6–8 weeks; civil work, PU or veneer finishes and festival-season labour shortages add time. Payments on our design-and-build projects follow the work:
| Milestone | Share of contract value |
|---|---|
| Booking & design kick-off | 10% |
| Design sign-off & factory order | 40% |
| Material delivery & installation start | 40% |
| Handover & snag closure | 10% |
Be wary of any schedule that asks for most of the money before production has begun. A written quotation from us holds its rates for 30 days.
