How false ceiling cost is calculated

Ceilings are priced per square foot of ceiling for the board, framing and labour, then finished (putty, primer and paint for gypsum and POP). Design adds cost in two ways: more board and framing for drops and levels — the design factor in the rate table — and edge work along the perimeter, priced per running foot, for coves and level changes. Lights are added per running foot (cove strips, profile lights) or per piece (downlights).

A peripheral band only covers a 2 ft strip around the room, so it costs less than a full ceiling; a full ceiling with a cove covers everything and hides the light source; multi-level designs use the most material and labour.

Lighting the ceiling

Warm-white cove strips (2700 K in bedrooms, 2700–3000 K in living rooms) make rooms feel calm in the evening; downlights do the actual task lighting — a living room needs roughly 150–300 lux, a kitchen 300–500 lux. Plan both before the board goes up — adding points later means cutting the ceiling. Before you put up a false ceiling

  • Fix the slab first. Any leak or seepage — common on top floors after the monsoon — will stain and sag gypsum within a season.
  • Mark fans, ACs and lights on a plan. Fan hooks need reinforcement and split-AC pipes need routing before the board closes.
  • Keep access panels near junction boxes, AC drains and anything that may need service.
  • Don’t lower a low room further. Near the 9′0″ minimum ceiling height, use a peripheral band or slim profiles instead of a full drop.

Frequently asked questions

What is the false ceiling rate per square foot in Raipur?
For plain gypsum board on GI framing, this calculator uses ₹75–₹95 per sq ft plus ₹15–₹25 for putty and paint. Designs with coves or levels add a design factor and edge work, and lights are priced separately — a typical 12 × 14 ft room with a cove, strip light and downlights comes to about ₹185–₹295 per sq ft all-in.
Gypsum or POP — which is better?
Gypsum board is faster, cleaner, more consistent and usually the better choice for homes. POP is hand-applied, so it suits curves and detailed mouldings, but it is slower, messier and more prone to hairline cracks at joints.
Which false ceiling is best for a bathroom or balcony?
PVC panels — they are water-proof and pre-finished. Gypsum and POP should not be used where they can get wet, and no ceiling should go up under a slab that is still leaking: fix the waterproofing first, especially before the monsoon.
How much ceiling height do I need?
A false ceiling for coves and services typically drops 150–300 mm (0′6″–1′0″). Keep ≥ 2.4 m clear under a ceiling fan. The National Building Code asks for at least 2750 mm (9′0″) floor-to-ceiling in habitable rooms, so in rooms close to that height keep the main area at slab level and use a peripheral band or slim profile lights.
Does the price include lights and wiring?
Yes, if you enter them. Cove strips, downlights and profile lights are priced with the fixture, driver and wiring to the point. Switchboards, DB changes and decorative pendant lights are not included.
How long does a false ceiling take?
A 12 × 14 ft room usually takes 3–5 working days in gypsum including putty and paint; a full 2 BHK about 2–3 weeks, coordinated with the electrician and AC installer.
