Overview

Light, services and proportion — not decoration

False ceilings earned a bad reputation in India through the layered, multi-step designs of the early 2000s: heavy, dust-catching and quick to date. A well-designed ceiling does the opposite. It is mostly flat and quiet, it hides the services that would otherwise clutter the room, and it holds light so that a room glows instead of glares.

We start with the room’s height. Most new apartments in Raipur and Bhopal have a floor-to-slab height of roughly 9–10 ft, so every inch matters. Where height is tight, a perimeter band or cove along one wall can carry cove lighting and curtain tracks while leaving the centre of the room at full height. Where there is room to spare, a dropped panel can define a dining table or bed and give a large space intimacy, as in the dining area pictured above.

The technical part is coordination. Split-AC piping, ducted AC, ceiling fans, downlights, smoke detectors, speakers and curtain pelmets all have to be planned before the framing goes up. A ceiling that has to be cut open later for a missed wire is a ceiling that will show cracks.

Ceilings are priced per square foot of ceiling area, with lighting priced per running foot or per fitting. Ranges below are for central India in 2026, supplied and installed.

Raipur & Bhopal

Ceilings for top floors, monsoons and ceiling fans

On top-floor flats in Raipur and Bhopal, the roof slab can radiate heat well into the night. A false ceiling with an insulated cavity reduces that heat gain noticeably, and we often recommend adding insulation above the boards in top-floor bedrooms. Before any ceiling is installed, though, terrace and bathroom leaks must be fixed — gypsum and POP both fail under persistent seepage.

Fans are still used for most of the year, so we keep a comfortable finished height and plan fan hooks on the slab with proper down-rods. False Ceiling: common questions

Which is better, gypsum or POP false ceiling?
For most homes, gypsum board: it is faster, cleaner, more uniform and less prone to cracking when framed and jointed properly. POP is better for curves and intricate profiles and is usually a little cheaper, but it depends heavily on the craftsman and takes longer to dry.
How much does a false ceiling cost per square foot?
In 2026, a painted gypsum ceiling typically costs ₹90–120 /sq ft and POP ₹80–115 /sq ft in Raipur and Bhopal, supplied and installed, before lights and GST. A 12 × 14 ft room with a cove, LED strip and six downlights comes to ₹30,300–47,100. Try the false ceiling calculator for your room sizes.
How much height does a false ceiling take?
A flat gypsum ceiling needs as little as 4–6 inches below the slab; coves and recessed lights need more. In rooms with a slab height under about 9.5 ft we usually recommend a perimeter design rather than a full drop.
Will a false ceiling crack?
Fine cracks usually appear at board joints when framing is too widely spaced, joints are not taped, or the building moves. Correct GI framing, proper jointing and avoiding installation over leaking slabs prevent most of them.
Can I install a fan in a false ceiling?
Yes. The fan is hung from a hook on the concrete slab with a down-rod passing through the ceiling — never from the ceiling boards themselves.
Is a false ceiling a fire risk?
Gypsum board itself is non-combustible and performs well in fire. The bigger risk is poor wiring above the ceiling, so we use proper conduits, junction boxes and access panels.
