How to use the stamp duty calculator

  1. Choose the state and whether the property is inside municipal limits.
  2. Choose the buyer. Women-only purchases get concessions in both states; in MP the registration-fee concession needs all buyers to be women.
  3. Enter the guideline (market) value and the agreed price. The guideline value is on the state registration portal; duty is charged on whichever is higher.
  4. Read the total and the breakdown by component.
  5. Confirm with the sub-registrar or the official portal before paying — and open “Rates used” to change any figure.

Duty is charged on the higher of the guideline value and the agreed price. In Chhattisgarh the registration fee is charged on the guideline value only.

Worked example

A ₹50 lakh flat in Raipur vs Bhopal

  • Raipur, male buyer: stamp duty 6% = ₹3 lakh + registration 4% = ₹2 lakh → ₹5 lakh (10%).
  • Raipur, woman buyer: 5% + 2% = ₹3.5 lakh (7%) — a saving of ₹1.5 lakh.
  • Bhopal (urban), male buyer: 9.5% duty = ₹4.75 lakh + 3% registration = ₹1.5 lakh → ₹6.25 lakh (12.5%).
  • Bhopal, all buyers women: 9.5% + 1% = ₹5.25 lakh.

What is the stamp duty in Chhattisgarh in 2026?
From 28 April 2026, a sale deed attracts 5% stamp duty for men (4% for women) plus a 1% additional duty, and the earlier 12% upkar on stamp duty has been abolished. Registration fee is 4%, halved to 2% from 6 May 2026 when the property is wholly in women’s names.
What is the stamp duty in Madhya Pradesh?
MP’s SAMPADA rate table for a sale deed adds up to 9.5% in urban areas (5% principal duty, 3% municipal duty, 1% janpad duty and upkar) and 6.5% in rural areas, plus a 3% registration fee — 1% when all buyers are women. The 7.5% figure often quoted online was a temporary 2020 rate.
Is stamp duty charged on the guideline value or the price I pay?
On whichever is higher. If you agree to pay more than the government guideline (collector) rate, duty is charged on your price; if you pay less, it is charged on the guideline value. In Chhattisgarh the registration fee is charged on the guideline value only.
Does a home loan cover stamp duty and registration?

How do I pay stamp duty and register the deed?
Both states run online systems — e-Panjeeyan / NGDRS in Chhattisgarh and SAMPADA in Madhya Pradesh — where you calculate duty, pay e-stamp duty and fees, and book a slot at the sub-registrar’s office for registration.
