How to use the construction cost calculator

  1. Enter the built-up area of one floor — measured to the outside of the walls. A 1,200 sq ft plot typically allows 800–1,000 sq ft per floor depending on setbacks.
  2. Choose the number of floors and the quality level. The rate fills in; replace it with your contractor’s quote if you have one.
  3. Add a contingency — 5–10% is sensible for steel and cement price swings.
  4. Check the material rates against today’s prices from your local dealer.
  5. Read the total, materials and stage-wise split to plan payments and bookings.

These are the standard thumb rules site engineers use for RCC-framed houses with brick walls. Actual quantities depend on the structural design, soil, span lengths and finishes — use them for budgeting, not for ordering.

Worked example

A G + 1 house, 1,000 sq ft per floor, standard quality

  • Built-up: 1,000 × 2 = 2,000 sq ft.
  • Cost: 2,000 × ₹2,250 = ₹45 L, + 5% contingency = ₹47.25 L. Terrace waterproofing on the 1,000 sq ft roof adds ₹0.45 L–₹1.5 L.
  • Materials: about 800 bags of cement, 8 tonnes of steel, 36 brass of sand, 27 brass of aggregate and 16,000 bricks.

What is the construction cost per sq ft in Raipur in 2026?
As an indicative range, about ₹1,800–2,000 per sq ft for basic construction, ₹2,100–2,500 for standard quality and ₹2,800 or more for premium specifications, including material and labour but not land, approvals or interiors. Bhopal is broadly similar. Always compare itemised quotes.
How much does a 1,000 sq ft house cost to build?
At a standard ₹2,250 per sq ft, a single-storey 1,000 sq ft house costs about ₹22.5 L, or ₹23.63 L with a 5% contingency. A G + 1 of the same footprint is roughly double.
How much cement and steel per sq ft?
The common thumb rule is 0.4 bags of cement and about 4 kg of steel per sq ft of built-up area for an RCC-framed house. Your structural engineer’s design and bar-bending schedule give the real figures.
What does the per-sq-ft rate usually include?
A “with material” contract normally covers structure, brickwork, plaster, flooring, basic doors and windows, electrical and plumbing points, sanitaryware and painting. Modular kitchens, wardrobes, false ceilings and decorative lighting are usually extra — see our interior cost calculator.
Should I build with a contractor or on labour rate?
A full contract (material + labour) gives one point of responsibility and a fixed rate. A labour-only contract, where you buy materials yourself, can save money but needs time on site and careful quality control of cement, steel and sand.
